Completion - 2025
Defanse Housing, spanning 140 ha, will include 2 residential districts, a central forest park, schools, kindergartens, a business center, a large sports complex, a shopping center, and multifunctional diagnostic and oncological centers. In the first stage, it is planned to commission a central forest park, the first residential district consisting of 66 apartment buildings, a school, and at least 2 kindergartens.
In the central forest park with an area of about 24 ha, with the participation of Italian dendrologists, about 4000 trees brought from Italy were planted and cultivated: plane trees with dust-absorbing leaves, silver spruces, red maples, thujas, and sakuras.
The main works on establishing the forest park are nearing completion. Lining of 5 fountain complexes is performed. The operation of fountain complexes is scheduled until August of this year. Armenia's largest color-sound, laser fountain complex is also being built in the central forest park.
The income tax refund law for the first residential district is valid indefinitely. 66 residential apartment buildings are planned to be commissioned by the end of 2025. The company carries out the construction of residential complexes using the latest engineering technologies.
Apartment buildings in this district have a seismic resistance rating of 9 points or higher. The district is situated on a 200-meter-deep basalt layer, and the buildings are constructed on 1.4-meter reinforced concrete foundation slabs.
The buildings are equipped with new, top-quality communication systems (water, powerful electrical substation, gas, separate sewerage system). There will be a centralized heating system with the ability to reduce utility bills.
The new buildings will have high-quality elevators manufactured by a leading company. The elevator cabins and doors are made of chromium-nickel stainless steel containing molybdenum, with increased corrosion resistance and weight capacity at high temperatures.
In each residential complex, inter-yard areas are 12.000 sqm, and the distance between apartment buildings is about 100 meters.
Currently, the construction of internal and external walls of buildings is in progress and the monolithic work is almost finished.
As of June, the production plan is 35․000 sqm of concrete construction surface per month, which is equivalent to the construction of 3 high-rise buildings. Construction work is being prepared for cladding and the installation of windows.
The cladding will be made of energy-saving, special thermal insulation layer, and fiber-cement, fire-resistant, self-cleaning, and ventilated tiles treated according to Japanese technology. High-quality panoramic windows with aluminum profiles, heat insulation, and sound insulation layer will be installed to provide ample natural lighting in the new apartment buildings.
In the first residential district, a private school (a branch of a European school), 2 state kindergartens are planned.
The construction of a state school is also provided for in the school building programs of the government. Having high-quality educational institutions in the district will create a prosperous educational environment.
